Do I need a specific mortgage for a buy-to-let?

Yes, buy-to-let mortgages are different from residential ones. They’re specifically designed for properties you intend to rent out rather than live in yourself. They usually require a larger deposit, and lenders will typically assess the expected rental income rather than just your personal income. We can help you find the right option based on your situation and the property.

I’m self-employed, does this mean I can’t get a mortgage?

Not at all! Being self-employed just means lenders will look at your income a little differently. Instead of payslips, you’ll usually need to provide things like tax calculations (SA302s), accounts, or bank statements. We work with lots of self-employed clients and know which lenders are more flexible in this area.

Can we choose how much we pay each month?

To an extent, yes. Your monthly payments will depend on how much you borrow, the interest rate, and the mortgage term. You can often tailor your payments by choosing a longer or shorter term, or by going for a repayment or interest-only option. Some lenders also allow overpayments or flexible payment options. We’ll help you understand what’s possible and what fits your budget.

What do I need to apply for a mortgage?

Lenders will want to see proof of your income, details of your outgoings, information about the property, and a good idea of your credit history. Typically, you’ll need ID, bank statements, and payslips or self-employed income evidence. Don’t worry—we’ll guide you through everything you need, step by step.

We charge a fee for our services. The fee range is typically from £595-£995 subject to the complexities and type of the lending required. The maximum we would ever charge is 1.5% of the loan however this would be in extremely specific circumstances and discussed prior to any work being undertaken and mutually agreed.

Your home or property may be repossessed if you do not keep up repayments on your mortgage.
You may have to pay an early repayment charge to your existing lender if you remortgage.
Not all Buy to Let mortgages are regulated by the Financial Conduct Authority.
As with all insurance policies, conditions and exclusions will apply.
